Foundation problems rarely appear overnight. In coastal Georgia’s high-water-table soil, the warning signs build slowly — and catching them early saves you thousands. Here are five to watch for.
1. Cracks in walls or floors
Hairline cracks are normal. Stair-step cracks in brick or block, or cracks wider than a quarter-inch, signal movement that needs a professional inspection.
2. Doors and windows that stick
When a frame shifts, doors and windows bind or won’t latch. If it’s happening in more than one room, the foundation — not the door — is usually the cause.
3. Sloping or uneven floors
Drop a marble. If it rolls consistently to one side, your floor is out of level. In Savannah’s expansive soils this often points to settlement.
4. Gaps around exterior trim
Pulling away of trim, fascia, or where the garage meets the wall means sections are moving independently.
5. Standing water near the foundation
Poor drainage is the #1 driver of foundation damage here. Water pooling at the base after rain is an early, fixable warning.
