The problem
Many older Savannah homes sit on a pier-and-beam foundation — wood beams resting on masonry or concrete piers above a ventilated crawl space. In our humid coastal climate, moisture, shifting sandy soil and aging shims let those supports settle unevenly, leaving you with bouncy, sloping floors. We restore proper support and bring your floors back toward level.
Warning signs to watch for
- Floors that sag, bounce or feel uneven when you walk
- Doors and windows that stick or swing open on their own
- Visible gaps where walls meet floors or trim
- Sagging or cracked beams and girders in the crawl space
- Musty crawl-space odors and standing moisture
Our repair method
We access the crawl space, evaluate every pier and beam, and replace any rotted or crushed wood. Using engineered shims and new support piers driven to stable soil, we re-level the framing in controlled increments to avoid cracking finishes above.
Why it matters
Left alone, a settling pier-and-beam system stresses framing, plumbing and finishes throughout the house. A proper re-level protects your floors, your resale value and the people walking on them.
